About the HOA

Kimball House Square Condominium Association is a community of ten historically significant residences located in the South Hill neighborhood. The association exists to preserve the architectural heritage of the properties while ensuring responsible governance, maintenance, and communication for all residents.

Kimball House Square is a condominium association comprised of ten historically significant residences located in the South Hill neighborhood, an area widely recognized for its architectural and historical importance. Each historic home within the association reflects a strong commitment to preservation and responsible stewardship. As part of a designated historic district, these properties are maintained in accordance with established guidelines that protect their character, integrity, and long-term value. For more than 18 years, Kimball House Square has been known throughout the community as an association dedicated to honoring the past while thoughtfully managing the needs of its residents.

Thoughtfully Designed Modern Residences

In addition to its historic homes, Kimball House Square includes thoughtfully designed modern residential buildings that integrate contemporary comfort with the character of the original properties.

A modern building is attached to the rear of five historic residences at 275 S. Limestone, where the historic and modern sections are connected by shared interior hallways on the second and third floors, providing access to 23 condominium residences. All units have been modernized with stainless steel appliances, and several have been customized to reflect individual owner preferences.

The association’s second modern building, located at 261 S. Limestone, is a three-story structure containing eight condominium residences. Each unit includes an assigned garage and storage space, with most garages attached to the building and offering interior access through a common hallway—allowing residents to enter their homes without returning outdoors.

Nearly all residences within Kimball House Square include garage parking, including 17 detached garages, and both 275 and 261 S. Limestone are equipped with modern elevators serving second- and third-floor residences.

Kimball House Square is conveniently located near downtown businesses and the University of Kentucky, providing residents with accessible urban amenities while maintaining a private residential setting.

The modern condominium buildings utilize secure FOB-controlled entry systems. Building access is professionally monitored by Pye-Barker (Bate’s Security), supporting controlled entry and resident safety.
